Real Estate Deal: 3720 San Fernando Rd, Glendale CA

In a class project for Real Estate Development & Entrepreneurship (NYU Stern), we were tasked to locate and develop a pro forma and full write-up as if we were a real estate asset manager locating suitable properties. 

To summaries, our team were able to locate a property that was being offered at  undervalued rate. We propose to add value to the property in order to raise rental prices. We had an estimated Cap Rate at 5%, 9 year holding period and an equity multiple of 3.55. 

The slide deck below was presented to our class and notable guest judges who hailed from notable real estate firms in the US. Our team received an A grade for this project.
